This position is responsible for leading, supervising and training a team of up to five maintenance technicians who perform repairs and general maintenance on both single family and multi-family assets.
The Maintenance Manager shall also act as a working manager and perform repairs and general maintenance daily alongside the maintenance technicians.
The appropriate candidate for this position shall possess the ability to effectively manage workflow for the department using both problem-solving and prioritization skills, with the help of technology.
Ultimately, the goal for this position is to provide the highest level of customer service possible.
ESSENTIAL JOB DUTIES INCLUDE (BUT ARE NOT LIMITED TO):
Delegation and oversight of work orders Monitor and assess work order close-outs to evaluate maintenance technician and team performance relative to goals set forth by leadership Assess critical work orders to determine severity and potential need for subcontractor engagement Establish and maintain subcontractor relationships; engage subcontractors when needed and coordinate scheduling Provide ongoing leadership and training to maintenance staff and perform yearly reviews Effectively communicate, implement and execute internals goals and directives related to the department Determine staffing needs for the department to ensure strong customer service and execution of company goals Conduct new hire onboarding and training of new employees Effectively use an iPAD or similar technology as a tool to carry out essential job duties.
Identify & resolve safety issues that arise.
ADDITIONAL
Responsibilities:
Accurately determine tools, materials and equipment necessary to complete work orders Monthly and quarterly meetings with leadership team to discuss performance and goal metrics for the company.
EDUCATION AND
Qualifications:
High School Diploma or GED Valid Driver's License Prior Maintenance Experience (4 years) Prior Supervisory Experience (2 years) HVAC (2 years) EPA Type I, Type II Electrical (1 year) Plumbing (1 year) PREFERRED
